Due Diligence (DD) is a critical step when investigating a prospective property to purchase. The sales agents job is to present the property in the best possible light to maximise the highest possible price. The due diligence process certainly can be a trap for new purchasers. At times not everything is as it all appears or is presented. There are some things that the selling agent must disclose if asked, there are other things that we investigate on your behalf. Prior to settlement your solicitor/ conveyancer will undertake further checks / searches on your behalf meaning that there are three phases of DD.
Flood, Fire, Zoning, Overlays (Ie. Heritage)
Check if the figures work for your strategy
Check any leases in place
Assess the zoning certificate from the local council
Review the Contract of Sale; Your Solicitor will explain any anomalies and help us negotiate your terms
Research the property and its certificate of title – check for easements, type of title and other information. This is important to ensure you are buying what you think you are
Assess the sewage diagram so you understand where it runs on your property
Documents related to any easements or restrictive covenants
Understand or inserting a cooling off statement if applicable
Building approval
Building and pest inspection (fees associated covered by purchaser)
